Moisture Profiling & Maintenance

Moisture Profiling and continued monitoring plays a crucial part in the long term care of any building. It is far too much of a common practice to rely on the “Long Term Guarantee” once a building has been treated and remedial repairs have been carried out.

The bottom line is that guarantees soon become invalid if damp is to reappear, which is basically the “get out clause” for any preservation, no matter how large the company is.

The most pro-active and practical way to ensure the long life of any building is regular maintenance and inspections. There are various types of moisture monitoring systems available on the market today, where a series of probes and wires (even wireless), can be installed. However, the disadvantages of these systems are the constant malfunction or waiting for an alarm to go off, by which time damage may have set in.

Therefore, by having strategically placed sensors, a trained experienced surveyor will physically visit the property to re-assess the external fabric, inspecting the maintenance that has been carried out and collecting data from the sensors and charting the data, as per the attached chart then make any recommendations regarding any immediate needs or potential needs for the property at this stage.

At Alder Specialist Building Surveyors we can provide such services, together with a log book.

"Hello again, Thanks so much for getting back to me, and your message reminded me why I wanted to contact you in the first place. You are a genuine man and not out to make any gains from things that aren't actually requiring treatment etc. I appreciate that you are only providing consultancy services now but that is precisely what I need - to reassure the buyer because I'm not convinced it is dry rot either."
