We are a totally independent team of qualified high tech building consultant surveyors with a unique difference!
We carry out full external and internal building condition inspections in a methodical manner, with a non-destructive approach. With over 30 years of experience, combined with up to date technical equipment, we carry out detailed surveys of your property, whether it be a ground floor flat or a grade “A” listed castle. Should your property be suffering the effects of timber decay, woodworm infestation, damp problems, fabric defects, or cavity wall problems, it is our aim to “solve the mystery!”
Each survey is accompanied with a detailed and self-explanatory report, complete with annotated photos and sketches explaining the problems. Included in the report will be practical, but holistic and environmentally friendly recommendations for remedial repairs and realistic budget costings (if requested), based on current market values. Furthermore, we are qualified to act in a project management capacity overseeing your project, to provide moisture monitoring and the drawing up of planned maintenance programmes to ensure that your property remains healthy, especially in the places you can’t see!
The Brief
The most important factor with any appointment is the communication with the client. Friendly discussions, speaking plain English prior to, during and after the survey are paramount, whether the client is a home owner, a consortium or a professional who lives just around the corner or abroad. Clear communication avoids misinterpretations and will lead to a happy customer!
The objective is to meticulously scan the outside looking for defects that may cause or potentially cause water ingress that may ultimately lead to problems such as plaster damage or internal decay. The defects are recorded and reference points are used internally, narrowing down the search to specific areas of concern, whether they are visibly obvious, or are lurking behind the plaster.
Internal Observations
Having pin-pointed the areas of external defects, the task of identifying the possibility of internal defects can be tracked down by visual inspection, moisture profiling using a non-invasive ultrasonic hand held metre, thermal imaging or ultimately one of 3 types of fibre-optic cameras.
Reporting
Finally a detailed report is produced explaining everything we have observed, the reasons why the problems exist and recommendations as to how to remedy the problems in the most cost effective and practical way. Depending on the original brief with the client, we can further attach budget costings and act in a Project Management capacity by sourcing contractors, evaluating the tenders and administering the contract if desired.
